Lease Terms & Renting

We offer flexible lease terms ranging from 3 to 15 months, based on availability and daily pricing.

  • Application Fee: $65 per screened applicant

  • Administrative Fee: $250 (non-refundable)

  • Preferred Employer Program (PEP) Discount: Pay full app + admin at application and receive ½ off both fees credited back at move-in

Security deposit amounts vary based on screening results:

  • Standard Approval: $300

  • Conditional Approval (Mid-Level Credit): $600

  • Conditional Approval (Low-Level Credit): One month’s base rent

Yes, required fees include:

  • Internet (Spectrum): $85/month

  • Valet Trash: $30/month

  • Pest Control: $5/month

  • Tenant Liability Policy: $14/month

  • Personal Content Coverage(Optional): $5k coverage, $4.00 Monthly, $10k coverage, $6.00 Monthly

Residents are responsible for:

  • Electricity: Direct setup with Duke Energy

  • Water/Sewer: Billed monthly (no setup required)

    • Utility Billing Service Fee: $4.50/month

    • Utility Setup Fee: $10 (first bill)

    • Final Utility Fee: $10 (final bill at move-out)

Yes — bulk high-speed internet through Spectrum is included for $85/month.

Approximately 90 days before your lease ends, we’ll send you a renewal offer through the Resident Portal.

  • Rates may adjust to match current market pricing

  • Multiple lease terms may be available

  • A 60-day written notice is required if you choose not to renew

Yes — early termination is available with:

  • Lease Termination Fee: 2x base rent

  • Insufficient Notice Fee: 2x base rent

  • Repayment of any leasing concessions

Maintenance & Repairs

Yes.

  • Routine requests may be submitted via the Resident Portal or by phone

  • Emergency maintenance is available after hours

To report an emergency after hours, call the office and follow the emergency prompts.

Examples include:

  • Major leaks or flooding

  • AC not working in extreme temperatures

  • Fire hazards

  • Sewer backups

  • No running water

For life-threatening emergencies, always call 911.

Written approval from management is required for any modifications.
Residents may paint but must restore original paint color at move-out (fees may apply).

Pets

Absolutely! We welcome dogs and cats.

Pet Fees & Rent:

  • 1st Pet Fee: $350

  • 2nd Pet Fee: $150

  • Dog Rent: $15/month for 1st dog, $30 for 2nd

  • Cat Rent: $15/month for 1st cat, $30 for 2nd

  • Max Pets: 2

Additional Pet Policies:

  • Breed restrictions apply (service/ESA exempt)

  • Pet Waste Fine: $300 per incident

  • Pet Finder’s Fee: $200 if an unregistered pet is discovered

Touring & Application Process

A valid photo ID is required for all tours.

Applicants must earn at least 3x the monthly rent.
Accepted proof of income:

  • NOVA third-party verification (required)

  • Offer letters

  • 3 months of bank statements
    (Pay stubs used only when needed for overrides.)

No. All leaseholders must meet qualification standards to reside onsite.

Yes — deposits are refundable provided the apartment is returned in good condition, minus normal wear and tear.

Rent, Payments & Insurance

Rent is due on the 1st of each month.

A late fee of 10% of monthly base rent is applied on the 6th.

Optional contents coverage:

Guest & Occupancy

  • Up to 2 guests per resident in amenity spaces

  • Guests must be accompanied at all times

  • Overnight stays permitted up to 7 consecutive days or 14 days per month without approval

Extended stays require management approval and may require adding the guest to the lease.

Yes — minors staying long-term must be added as authorized occupants.

Parking, Storage & Amenities

Not at this time — parking is open and unassigned.

  • Garages: $150/month

  • Storage Units: $50/month

Motorcycles may use any standard parking space.
